1. It is unlawful for the tenant or landlord to change any locks or alarm codes without the other parties’ consent or a court order (RTA 1986). The landlord or tenant can be liable for exemplary damages up to $1000.00. This includes adding locks eg. deadbolts to a door.
2. If an owner is out of the country for 21 consecutive days, they must appoint a property manager to manage a rental property. Not only a legal requirement, but peace of mind for the owner and tenant alike!
3. The tenant must inform the landlord/property manager immediately or as soon as practicable of damage to the property (intentional or unintentional). Failure to do so can result in breach of contract.
