What is the full process?

  • We meet with you to discuss your needs and expectations for your tenants, the term of the tenancy, and desired rent, and to advise you on the best way to present your property to attract the right tenants.
  • We devise a marketing plan to decide where to advertise your property – such as on Trade Me, on realestate.co.nz, and on Corporate Relocation Specialists’ own website.
  • We start the paperwork, beginning with an initial Property Schedule. This covers information such as tenancy conditions, the chattels included, and who is responsible for maintenance such as gardening, lawns, and swimming pools. This means we can give prospective tenants all the relevant information from the start.
  • We market the property in accordance with our marketing plan. We will photograph the property to show it at its best, and describe it accurately and enticingly to ensure it receives the interest it deserves.
  • We show prospective tenants your property – but only after pre-qualifying them. We will generally arrange one-on-one viewings. This ensures the security of your property, and also gives us the opportunity to spend time with the prospective tenant and meet them properly. After each viewing, we will provide you with feedback.
  • We take applications from interested tenants. We then undertake credit and reference checks to decide if they are the right tenant for your property. If there is anything we are unsure about, we will ask follow-up questions of the tenant. You will be fully involved in this part of the process, and we will discuss every application with you.
  • We draw up a Tenancy Agreement and lodge their bond with the Department of Building and Housing. This is an important part of the process as it is imperative that all rental agreements are made in accordance with the law. We will also take the tenant through their responsibilities and ensure they are provided with all available keys.
  • We make an initial inspection so that there is documented evidence of the condition of the property at the time the tenant moved in. We take photographs and make notes on each room in the house to ensure that, should there be any disputes at the end of the tenancy, there is a record to refer to.
