What else can you expect from us?

  • Effective marketing – to get the right tenants, you need to have a high profile. We advertise on Realestate.co.nz, Trade Me, and our own website. This advertising ensures complete exposure for your property.
  • Careful tenant selection – to ensure we can trust them with your property, all tenants are thoroughly vetted before we complete the paperwork, including credit and reference checks.
  • Zero tolerance for rent arrears – we understand that your cashflow is paramount. Therefore, all rent is paid to us by automatic payment, which is reconciled every day. This means that, should a tenant fail to pay their rent, we will know immediately. The tenant will be contacted that very day, and continually followed up until they pay. If they do not pay, they will be issued with a 14-day notice to remedy as per the Residential Tenancies Act, and after that has elapsed with no payment their tenancy may be terminated.
  • Maintenance and repairs – if, during an inspection we notice any potential maintenance issues, we will inform you of any tasks we recommend. We will arrange any urgent repairs below a certain pre-approved value; anything else is done only on your instruction. We can also arrange general maintenance on your behalf, including cleaning, lawn mowing, plumbing, and electrical repairs.
  • Tenancy agreement and pre-tenancy inspections – we work in accordance with the Residential Tenancies Act , under which all tenancy agreements and initial tenancy inspections are completed and signed by both your Property Manager and Tenant.
  • Regular inspections – we inspect your property once in the first month, then every three months for the duration of the tenancy. After each inspection you will receive a written report with photographs and suggested maintenance work. We also undertake an inspection the day after the tenant has left, before any bond is released, to ensure the home has been cleaned to an acceptable standard and no damage has been done by the tenants.
  • Bond collection and lodgement – we collect four weeks’ rent as bond, which is lodged with the Department of Building and Housing as required by law. The bond will not be released to the tenant until we are satisfied with the property’s condition and that the rent is up to date.
  • Personal attention – Corporate Relocation Specialists is a boutique company; you will deal directly with us, and we will personally handle the entire process of finding a tenant and managing your property.
  • Disputes and mediation – we take care of all applications for dispute resolution under the RTA. We will attend mediation sessions and any Tenancy Tribunal hearings until the situation is resolved, if required, and keep you in the loop.
  • Financial statements – you will automatically receive a monthly financial statement detailing rent collected and payments made on your behalf, including any invoices, as well as an end-of-year financial statement detailing all income and expenditure for the year. With our Property Management System, you have the ability to log into our website and view reports and invoices at will.
  • Transparent fees – if you would like to see our Management Agreement, just ask. We are happy to discuss our fee structure at any time.

 

Maintenance of your property

There is much more to managing your property than merely confirming your tenants are paying their rent.

Keeping the property in good condition and swiftly dealing with urgent problems is extremely important, too. Over the years, we have handpicked a list of trusted maintenance contractors who can take care of all home maintenance tasks at competitive rates.

You may nominate a pre-approved amount for repairs so we can go ahead with repairing minor issues without delay. Any repairs that are likely to cost more than this pre-determined amount will only be done with your consent.

We undertake to inspect your property at least once every three months – more often if maintenance work is being done, so we can check it is going to plan. When a new tenant moves in, we also visit them after two weeks so we can make sure they have not noticed anything untoward, and that they are using the property correctly.

We can also suggest small improvements that may help increase the value of your property, both for rent and resale. Of course, the final decision on any optional maintenance rests with you, the Landlord.

After each inspection, we will send you a detailed report complete with photographs, so that you can keep track of your property’s maintenance over time and have the assurance that all is well.

Charging the correct amount of rent will help ensure your property is tenanted as quickly as possible, without costly downtime, and will provide you with an optimal return on your investment.
